Tenerife Property Prices Keep Climbing — But at a More Sustainable Pace
Tenerife’s property market is still on an upward trend in 2026, though growth has settled into a steadier rhythm compared to the sharper jumps of recent years. As of mid-2026, average asking prices sit around €3,800/m² for apartments, with house prices averaging just over €3,000/m². Year-on-year growth is running at roughly 4–4.5%, and forecasts suggest a further 4–6% annual rise is likely over the next several years.
Foreign buyers remain a major driver of the market: in the most recent quarter, over a quarter of all purchases in the province of Santa Cruz de Tenerife were made by international buyers — a trend that continues to push up demand (and prices) in the most popular coastal and resort areas.
For owners, this is good news for long-term property value — but it also means more competition for good listings, and increasingly, buyers who are relying on trusted local partners to manage properties they can’t personally oversee day to day.
